Madison County has not set a timeline for their meeting. The members of the public were given the opportunity to ask questions and make comments with many members of the public asking questions. One resident asked what type of work would be taking place in the Ridgeview Road in regard to inlets and outlets to the road. Hanson said the plan is to connect Raymond Road to Governors' Parkway and later to Goshen Road. Near the entrance to Goshen Elementary there will be an east/west connector extending to Ridgeview Road south of the church. The resident also asked if there would be any municipal buildings in this area. Hanson explained the city currently owns 16 acres of land and some of that would be used for the Raymond Road extension. Additionally, three acres have been set aside for the construction of a future fire station. Another resident asked for clarification on the difference between the urban residential zoning, rural residential and neighborhood zoning. Brandmeyer explained the main difference is lot size. Its just the lot size for the most part, Brandmeyer said. I think we are requiring a minimum of a half-acre for rural and for the urban you can go down to as little as a quarter-acre. In the general neighborhood, it's about the same. There are some multi-family uses that are permitted and then there are some very limited commercial uses that would be allowed. Again that would be the personal services. There would not be a big box store or anything like that. With the plan calling for a town center, one resident expressed concern that the businesses and services that would populate this zoning district would take away from visitors to downtown Edwardsville and Glen Carbon. Hanson said the municipalities will be seeking to have different products in the town center from what is offered in the two communities. Coody pointed out that the municipalities do not dictate what type of businesses buy what property. I see your point 100 percent. I love going to downtown Edwardsville or downtown Glen Carbon and grab a cup of coffee or sitting outside the Wooden Nickel, but whenever somebody buys a piece of property and they want to open a coffee shop, we cant tell them no. So, although I see your point, we dont dictate who buys what or what they want to build there. As long as it's within the commercial guidelines there, it will be allowed, Coody said. Although the main focus of the plan is to direct growth in the corridor, steps will also be taken to protect and increase property values for those who live in the corridor and one resident wanted to know how this would be accomplished. Brandmeyer pointed out the area will be developed and Madison County, Edwardsville and Glen Carbon cannot restrict this from happening but what can be done is create rules through the planning process to ensure what is being built is of high quality.
